We visit your home on a regular basis, conducting thorough interior and exterior visual inspections to catch issues before they become costly problems.

• Room-by-room visual walkthrough
• Check windows & doors (locked, no glass breakage)
• Turn on faucets & flush toilets (check for leaks/ keep traps full)
• Check under sinks & visible plumbing
• Verify AC is maintaining set temperature / look in service cabinet
• Confirm ceiling fan operation
• Check and replace owner-supplied HVAC filter (seasonal)
• Confirm refrigerator/freezer/wine cooler operational check
• Replace owner-supplied light bulbs
• Confirm modem/router is online — Smart home / WiFi systems
• Check smoke/CO detectors operation regularly
· Check water heater — for leaks, corrosion, pilot light if gas
· Scan ceilings and walls for new water stains or discoloration
· Check washer hoses in laundry area
· Run the garbage disposal — they seize up quickly when unused
· Check circuit breaker panel — any tripped breakers
· Check for mold or musty odors — especially in closets, bathrooms, garage
· Review garage door operation — and that it's fully closed/sealed

• Inspect landscaping condition
• Ensure sprinkler system appears operational
• Inspect patios/decks/walkways for debris
• Monitor for rodent/insect activity
• Monitor outside property for changes
• Bring in mail/packages/flyers (distribute as requested)
• Monitor service providers (landscaping, pool, pest)
• Check for mold or musty odors — especially in closets, bathrooms, garage
· Check pool and spa — water level, clarity, pump running,
· Inspect exterior hose bibs — left on accidentally or leaking
· Review exterior lighting
· Look for standing water or drainage issues after rain
• Check spare key / lockbox integrity
· Monitor gate and fence condition

A text or email report after every visit. Includes photos when an issue is discovered so you always know what's happening at your property.
When issues arise, we work with your trusted vendors or help find reliable local professionals to resolve things quickly.
Post-storm inspections to assess and document Interior/Exterior conditions. Arrange clean-up, repairs or other remediation if requested.
